Pre-design or programming is the information-gathering phase—before any design work is done. It lays the foundation on which the design phases will follow. This phase may be short or long, depending on the project scope and complexity.

Our primary objective in this phase is to learn everything possible about the client and their goals—from how much space is needed now to how the space will be used in the future. 

In schematic design, we discuss the project and any requirements by the client. Our firm will also conduct research and analysis of the property, including zoning and building code issues that may impact the development. We will present the client with sketches, models and/or images of other projects to help you visualize the space. Then, through listening, learning, and collaborating, we refine the design based on your feedback until both parties agree to move forward.

In the design development phase, the architect and client work together to select materials, such as finishes, windows, doors, fixtures, appliances, and materials. This phase concludes when the interior and exterior building designs are firmly established.

In construction documentation, we turn the design drawings into construction documents. These drawings are highly detailed—with details, dimensions, and notes—to effectively communicate the project and design intent to the general contractor or “builder.” Everything from finishes to fixtures to materials to appliances is clearly stated. This phase can be timely but is critical to ensure your design is executed as you expect.

The building permitting phase may require a great deal of patience. While our firm aims to make it as painless as possible, the length and cost may vary as we work to obtain a building permit. This ensures the building meets appropriate land, building and energy guidelines and regulations.

Now it is time to obtain and review bids and select a qualified contractor. If you already have a contractor in mind, great. If not, our firm is happy to recommend a reputable contractor who is experienced building projects like yours.

Construction administration is not an option—but rather an integral part of the design and construction process. While most of an architect’s work is done before construction begins, an architect’s presence during the construction phase is critical. M. Ramseur & Associates will observe the construction of the building design from start to finish to ensure the general contractor builds the project to meet the design intent as specified in the construction documents and specifications.
